Why Are Commercial Gutters Necessary in Reno?

Every few years, a Reno commercial property owner asks us: 'Do we really need gutters? It barely rains here.' The answer is always yes, and here's why — commercial gutters aren't about rainfall volume. They're about controlled drainage.

What gutters protect on commercial property

A commercial roof without gutters lets water sheet off wherever gravity takes it. That causes:

Foundation erosion — repeated water impact next to a commercial foundation washes out soil and can lead to slab settling.

Entry damage — water dumping at entrances creates slip hazards (liability), erodes concrete, and damages doors and thresholds.

Sidewalk and parking damage — water sheeting creates ice in winter and undermines asphalt.

Landscape loss — commercial landscaping reps' serious investment. Uncontrolled water kills it fast.

Stucco and EIFS damage — wall systems on commercial buildings aren't designed for constant water impact at ground-level joints.

Window leak intrusion — water splashing up from impacts finds its way into window frames.

Reno-specific reasons gutters matter commercial

Our climate has quirks that make commercial gutters even more important than in wetter regions:

Monsoon bursts — July-August storms concentrate a season's worth of rain into a few hours. A commercial roof without gutters during a monsoon is dumping truly massive water volumes.

Freeze-thaw damage — uncontrolled water that puddles and freezes damages concrete, asphalt, and masonry. Gutters route water away before it has the chance.

Blowing snow and ice — commercial parapet walls trap snow. When it melts, proper gutters handle the runoff. No gutters = water cascading down walls.

Dust-laden runoff — first-flush runoff after a dry spell is loaded with dust and grime. Better to route it than let it streak down your building's exterior.

Code and liability considerations

Many Reno commercial properties have gutter requirements written into their original construction permits. Also:

Slip-and-fall liability — uncontrolled water from the roof creating ice at entrances is a documented slip hazard. Your insurer cares about this.

Property insurance inspections — lapsed gutter maintenance shows up on commercial property inspections. It can affect renewal pricing.

Lease obligations — many commercial leases specify that building envelope maintenance (including gutters) is the landlord's responsibility. Failing to maintain can be a lease breach.
