Debris clogs — leaves, pine needles, and cottonwood seeds routinely clog commercial gutters. A qualified staffer with proper fall protection can clean these out during normal maintenance rounds.
Visible spills during rain — if you can see water overflowing the gutter lip during a storm, it's almost always a clog. Check and clear first.
Minor fastener tightening — exterior hanger screws occasionally back out. A staffer with a hex driver can tighten them during quarterly inspection.
Splash pad positioning — keep splash blocks and extension routing in place to prevent foundation water intrusion.

Separated joints or miter failures — when corner joints or splice connections leak water down the wall, you're days away from fascia and soffit damage. Not a DIY fix.
