New Construction Gutters in Reno, NV — Upgrade or Wait?

New home in Reno? Builder-installed gutters are often the minimum required to pass inspection — not the best system for your home's long-term protection. Here's what to know before accepting the builder's standard gutter package.

What Comes Standard on Reno New Construction

Most production builders in Sparks, Damonte Ranch, and Spanish Springs install the minimum to meet code: typically 4" or 5" sectional aluminum gutters with 2×3" downspouts. These meet code, but they're often undersized for the actual roof area, installed with too few hangers, and made from thinner aluminum (.020"–.025") than seamless contractors use.

The cost pressure on builders means gutter selection is driven by per-unit price, not performance. It's not unusual for us to replace builder-installed gutters on 5-year-old homes in Kiley Ranch or South Meadows that are already sagging, leaking at seams, and pulling away from fascia.

Signs of Underperforming Builder Gutters

  • Gutters overflow at downspout ends during moderate rain
  • Downspouts are 2×3" on runs longer than 30 feet (should be 3×4")
  • Hangers spaced more than 24" apart (you can see the sag developing)
  • Gutters already have visible seam gaps within 2–3 years
  • Downspouts terminate within 1–2 feet of foundation

When to Upgrade: Before or After Move-In?

Upgrading before move-in is ideal — you can add it to your construction loan or negotiate it with the builder. Many builders will upgrade to seamless gutters at a small cost increase if you ask before they install. This is the most cost-effective moment.

Post-move-in replacement is also easy — seamless gutters can be installed over a weekend, and we work around your schedule. If your builder gutters haven't failed yet, wait until you notice issues. If they're already sagging or leaking, replace sooner rather than later to protect your fascia boards.

What We Recommend for Reno New Construction

  • 5" K-style seamless aluminum (most homes) or 6" for larger rooflines
  • 3×4" downspouts on any run longer than 30 feet
  • Hidden hangers on 18–24" centers
  • Downspout extensions or buried drain lines routing water at least 5–6 feet from foundation
  • Micro-mesh leaf guards installed at the same time (cheapest opportunity)
